How Orange County homes differ from Los Angeles County

Census estimates for 2020 to 2024 put the median Orange County home at 1977, twelve years newer than the Los Angeles County median of 1965. Only about 17% of homes predate 1960, compared with about 43% next door. Homes are bigger as well: the median unit has 5 rooms against 4.5, and about 56% have three or more bedrooms against about 44%.
Size changes the job. Two-story plans push heat upstairs, long duct runs lose pressure, and a single thermostat in a downstairs hallway may never see the problem. Zoning, return air and correct sizing tend to matter more here than simply buying a bigger condenser. Read how we approach air conditioning and heating before you compare quotes.
About 44% of households rent, against about 54% in Los Angeles County, so an owner usually makes the call. Equipment from the 1970s to 1990s tract boom may already be on its second or third replacement, so ask to have the ducts checked along with the unit.

What stays the same across the county line
California rules do not stop at the county line. The 2025 Energy Code applies, so a replaced condenser, coil or air handler means testing the connected ducts, with an ECC-Rater (formerly called a HERS rater) verifying the result. Any contractor doing work over $1,000, or work that needs a permit, needs a state license, and C-20 is the class to verify. Our process stays the same too: tools on site, a diagnosis in plain words, and the price before work starts. For how we run the business, see our HVAC contractor page.

Orange County questions
Do you serve all of Orange County?
No. Our list covers Buena Park, Fullerton, Anaheim, Santa Ana and Irvine, and even there it helps to call first and confirm your address. Our shop is in South Gate, so distance matters. Tell us the city, cross street and the problem, and we will give you a straight answer on scheduling during business hours.
Why is the upstairs of my Orange County home always hotter?
Heat rises, and the upstairs usually sits at the far end of the longest duct runs. A thermostat downstairs can shut the system off while bedrooms are still warm. Check that upstairs registers are open and returns are clear. If the problem stays, airflow measurements will show whether duct changes or zoning make more sense than new equipment.
Which utility serves my Orange County home?
Read your bill first. Anaheim has its own electric utility, Anaheim Public Utilities, and Southern California Edison serves most of the other nearby cities. SoCalGas supplies gas in this part of the county. Rebate rules follow the utility and change often, so check the program directly before you plan a purchase around it.
