Master-planned Orange County

Heating and Cooling in Irvine, CA

Irvine has the youngest housing stock on our map, so heating and cooling in Irvine looks different. Census estimates put the median home at 2001, with 29.3% of units built in the 2010s alone, so controls, sensors and refrigerant joints come up more often than old ducts.

The city grew from a William Pereira master plan drawn with Raymond Watson for the Irvine Company, and it incorporated in 1971. It sits about 29.9 miles from our Paramount Boulevard shop, roughly 40 minutes without traffic, near the far edge of our map. Heating and cooling in Irvine: which services do the villages need?

  • Heat pump repair

About 35.6% of occupied units heat with electricity, so heat pump defrost and reversing valve faults matter. December lows near 43°F at NOAA’s Tustin Irvine Ranch station are the year’s hardest test.

  • Thermostat installation

Communicating controls in newer homes must match the equipment. A wrong swap can lock out the system. Over half of Irvine housing dates from 2000 or later, so check compatibility first.

  • AC repair

A younger system fails differently: leaks at flare joints, failed sensors and clogged condensate drains. Near the foothills, about 15 days of 90°F heat in August will find a slow leak.

  • Commercial HVAC maintenance

Offices in the Irvine Business Complex and Spectrum need steady rooftop and filter care. Send us the unit count and roof access rules, because leases there may split that duty.

  • AC replacement

Irvine’s online replacement permit needs the new condenser in the same location, at least 2 feet from any property line, with HOA approval first. Settle the location before you settle the price.

  • Duct repair

About 31% of Irvine housing dates from the 1970s and 1980s, per 2024 Census estimates. In those older villages, attic ducts can explain a weak room better than any sensor.

Master-planned villages, townhomes and two-zone systems

Pereira’s plan grouped the city into villages, each with its own architectural theme, around UC Irvine at the base of the coastal hills. The result is a city of 307,670 people on nearly 66 square miles where tracts of one era sit side by side. The 2019 to 2023 Census survey counts only 36.8% of units as detached houses, with 19.1% attached and 26.6% in buildings of 20 or more units.

A zone panel opens and closes dampers to send air to each floor.

Two-story homes bring zoning questions. If a home has a zone panel, one stuck damper or failed sensor can look like a bad AC. We check the controls before anyone mentions a new system, because a control fault usually costs less than new equipment.

Irvine’s Mediterranean climate brings mild winters with little frost, so a heat pump rarely faces a hard test in heating mode.

John Wayne Airport to the foothills: a 10-degree August

NOAA’s 1991 to 2020 normals show an August high of 80.4°F at John Wayne Airport, on the city’s west edge, and 90.2°F at the Irvine Ranch station toward the foothills. That second station averages about 15 days of 90°F or hotter in August alone. So size from the address and a load calculation, not from a neighbor’s unit across town.

Older villages and the Great Park Neighborhoods

Census estimates for 2024 place about 16.1% of units in the 1970s and 14.8% in the 1980s, so some attic ducts here are past 40. At the other end, the Great Park Neighborhoods rise beside the former MCAS El Toro, which closed on July 2, 1999, and about 6.4% of units date from 2020 or later. In a home that new, ask what the builder and manufacturer warranties still cover before you pay for a repair.

What does a visit look like on a long run from South Gate?

Plan on a clear phone call first. Send us the model numbers and any error code. We arrive with tools, confirm the fault, explain it simply and share the cost before any work. After that, we test the system through a full cycle.

Civic Center permits and Orange County Power Authority bills

Irvine requires a residential mechanical permit to add, replace, repair or alter heating, cooling or ventilation equipment, according to its published FAQ. Contact City of Irvine Building and Safety, One Civic Center Plaza, (949) 724-6313. The city moved no-plan-check applications to PermitsDIRECT! in September 2026.

The city’s online permit instructions tie a residential AC replacement to the same location, at least 2 feet from any property line, with HOA approval before work starts. A move falls outside that simple path, and Section 3-27-8 of the zoning code covers mechanical equipment setbacks, so ask Planning first. The old permits site still takes inspection requests, and the city asks you to allow at least one workday for a mechanical inspector.

Southern California Edison delivers the power, and gas comes from SoCalGas. The city affirmed its membership in the Orange County Power Authority in September 2025, so the generation line on your bill may name that agency. If your village has an association, ask about its rules for outdoor equipment.

Edison still sends one bill, split into delivery and generation sections.

Irvine questions

Why does my newer Irvine AC show an error code and stop?

A newer system protects itself by locking out when a sensor, drain switch or pressure reading goes out of range. In many Irvine homes, a clogged condensate drain trips the float switch first. Write down the code, check the filter and the drain pan, then call. Do not keep resetting the breaker, which can hide the actual fault.

Do I need a permit to replace an HVAC unit in Irvine?

Yes, the city’s published FAQ says a residential mechanical permit is required to add, replace, repair or alter this equipment. Call the permit counter at (949) 724-6313 with your address. A townhome owner should also check association rules. Ask any contractor which permit the job needs, and verify a C-20 license on the CSLB site.
