Central Cerritos is about 9.6 miles from our Paramount Boulevard shop, roughly 15 minutes without traffic. This was Dairy Valley until 1967, and large-scale housing only arrived after a 1963 vote. About 76.4% of occupied homes are owner-occupied and the average household is 3.08 people, so the person reading the quote usually pays for it and lives with it.

Heating and cooling in Cerritos, from the Dairy Valley years on

  • AC replacement

Homes from the 1970s growth years may be on a third system by now, so sizing deserves a fresh look. About 55% of Cerritos units date from that decade.

  • Furnace replacement

A household of three or more uses the heat every winter morning, and owners here usually plan the swap themselves. About 76% of occupied Cerritos homes heat with utility gas.

  • Heat pump installation

Owner-occupied homes can weigh a heat pump against a like-for-like furnace and AC swap. About 19% of occupied Cerritos homes already heat with electricity, so ask what panel work a switch needs.

  • AC tune-ups

Run one before the first warm spell, since a river breeze can hide a weak system for weeks. Cerritos summers average in the mid-80s, so late spring suits a check.

  • Duct repair

Ducts as old as the house deserve a test before they are connected to new equipment. With a Cerritos median build year of 1974, original ducts could be around 50 years old.

  • Commercial HVAC repair

Retail tenants near Los Cerritos Center and Cerritos Auto Square should check the lease for who approves a repair, then give us roof access details before the visit.

How does a visit work off the 91 and the 605?

Cerritos is an easy run for us: SR 91 goes through the center of the city and I-605 runs along its west side. You call us with the symptom, and we book a time between 9 and 5, Monday to Saturday.

At the house, the technician tests the system and shows you the cause. If repair is the honest answer, you hear that, with the price, before work starts. If the system is near the end, you get both numbers so you can compare them. We test everything once the job is done.

Why do Cerritos homes from the boom years need a fresh sizing?

Because the house has changed since its first system went in. Cerritos was the fastest-growing city in California from 1970 to 1972, so many homes here date to a single burst of building. Those homes are newer than much of Southeast LA, but they are not new, and many have since seen remodels, added rooms and new windows.

Census ACS estimates for 2020 to 2024 put the median build year at 1974, with 55% of units from the 1970s and 23% from the 1960s. The city’s Housing Element says only 7% of homes predate 1960, against 46% countywide.

Run a Manual J load calculation, the sizing math for your actual house, before you copy the old nameplate. If yours has a second floor, the upstairs takes more heat and may need better return air. People, cooking and showers add to the load too.

Change-outs often include the furnace and coil, and those parts need to match.

Climate helps, but do not lean on it. Cerritos has a Mediterranean climate, a breeze off the San Gabriel River and little trouble from smog or Santa Ana winds. The city’s hazard plan puts summer averages in the mid-80s. So a tired system may coast for years until a real hot spell exposes it.

On a change-out, the connected ducts must test at 10% total leakage or less, or 7% to the outside. An ECC-Rater (formerly called a HERS rater) verifies that. If neither can be met, accessible leaks are sealed and checked visually with a smoke test.

Where can a condenser go under Chapter 22.22 of the Cerritos code?

Chapter 22.22 of the Cerritos Municipal Code, for RS single-family zones, bars AC units from the roof and puts them in the rear or side yard where the original design allowed for it. They must not be visible or audible from an adjacent property or the street, and the city can require screening.

Area development plans differ. Development Area Three allows roof placement under conditions, and ADP-16 requires it. Confirm your tract’s rules before you move a unit.

Building and Safety on Bloomfield Avenue, and who bills your utilities

The City of Cerritos Building and Safety Division is at 18125 Bloomfield Avenue, (562) 916-1209, Monday to Friday, 8 AM to 5 PM. It uses one combined form for building, plumbing, electrical and mechanical permits. Status and inspection requests also run through the Cerritos Permit Hub.

Southern California Edison and SoCalGas are the usual pair for homes, but check the name on your bill before you apply for any rebate. The city’s own Cerritos Electric Utility sells energy to businesses, with Edison still delivering it. SoCalGas lists 2026 furnace rebates on its application, postmarked by December 31, 2026, subject to funding.

From Los Cerritos Center to Don Knabe Park

You probably know the city by Los Cerritos Center, Cerritos Auto Square, the Center for the Performing Arts, Heritage Park or Don Knabe Community Regional Park. One note: Cerritos College is next door in Norwalk.

Give us your cross street on Studebaker Road, Del Amo Boulevard or 183rd Street. A typical call is a 1970s home weighing a replacement or a warm upstairs. Google reviewers did not say where they live, so none names a Cerritos home.

Cerritos questions

Should I repair or replace the AC in my Cerritos home?

Compare the repair price against the system’s age and the condition of its ducts. A small electrical fix on a sound unit is usually worth it. A compressor failure on an old system usually is not. As most Cerritos homes are owner-occupied, ask for repair and replacement prices side by side, and plan for the long term.

Who issues HVAC permits for a Cerritos house?

Cerritos Building and Safety does, at (562) 916-1209. The city uses a combined application covering mechanical work, and inspections can be requested on the same line or through its Permit Hub. Ask your contractor who applies for the permit, and get that in the written scope before you pay anything.

Why does my upstairs get hotter than downstairs in Cerritos?

Heat rises and the roof loads the top floor, so one system on one thermostat has to compromise. Weak return air upstairs often makes it worse. Check that the registers are open and the filter is clean. If the gap stays large, a duct test and a load calculation show what the house actually needs.
